Zane De Decker

Flyt Property Investment is the brainchild of Managing Director Zane De Decker, who started the company in 2017 after completing the successful merger of Proventus Property, his prior venture, with a new partner.

Zane has vast technical and practical knowledge in property-, asset- and development management, with 15 years’ experience in the field.

After completing his Post Graduate Degree in Property Studies at the University of Cape Town, having graduated Cum Laude, he began his career working for several high-worth property portfolios, including at Old Mutual and the Public Investment Corporation (PIC). In his position as Property Asset Manager at the PIC he oversaw several large projects and portfolio acquisitions, and was involved in the acquisition of the V&A Waterfront.

Following this, Zane started his first company, Proventus Property, through which he initiated, designed and managed the development of several residential and commercial projects. These included modern-living and luxury residential estates in Somerset West, such as Somerset Lakes and Fairhaven Country Estate, as well as commercial complexes within N1 City.

Having partnered with a new investor, Flyt Property Investments was born. Under the leadership of Zane, its mandate is to seek and execute investment opportunities that not only create wealth for its shareholders, but contribute positively to the built environment landscape of the Cape.

Ryan Flowers

Flyt Property Investment’s Sales and Development Manager, Ryan Flowers, joined the team in 2019 when the opportunity arose to team with Zane De Decker [a former colleague] on this exciting new venture.

Having been involved in the field just shy of a decade, Ryan has a keen passion and skill for property- and asset-management. He completed his Post Graduate Degree (with Distinction) in Property Studies at the University of Cape Town and entered the property space working at Proventus Property as an Asset Manager in 2013. Here he cut his teeth on all things property-from residential and commercial development management to financial and portfolio management.

The invaluable experience Ryan gained led to him filling the role of Lead Asset Manager of the Wiehahn Properties Portfolio in 2015- a multi-sectoral national portfolio and development company based in Cape Town. Here he also served as a board member at several large residential developments as well as heading up the management of the property management division.

Ryan then followed his entrepreneurial spirit and Joined NestEgg Real Estate (A digital real-estate agency start-up) as a founding member, gaining valuable experience in systems development, data analysis and call-centre management. The well-rounded expertise he has gained in the property field over the years lends itself well to the ideals that Flyt aims to achieve through the creation, delivery and management of high quality property assets.

WHAT IS SECTION 12

Section 12J of the Income Tax Act – the most efficient tax saving tool, provided by SARS and government that allows you to hold on to your tax cash while investing it wisely.

The section specifically aims to help the growth of small and medium sized businesses by increasing their access to equity finance. To attract investors into this typically under-funded sector, which is imperative for driving economic growth, SARS has written Section 12J into the Tax Act, which offers taxpayers a 100% tax deduction in the year of investment if they invest in SMMEs by way of subscription of shares in a Section 12J Venture Capital Company.

Flyt’s Section 12J compliant property developments give investors the full 12J tax deduction, allowing them to put this saving/refund towards their property purchase. This means that SARS will effectively fund up to 45% of the purchase price of the property.
